Baldwin County's July 2025 Housing Report
ROBERTSDALE, Ala. – Baldwin County’s housing market showed mixed trends in July 2025, with the Resort market seeing a notable increase in sales volume and average sales price, while the Traditional Residential market experienced a slight slowdown in total sales and longer days on market. Baldwin REALTORS® Multiple Listing Service (MLS) reports increases in average sales prices for both market categories compared to July 2024.
In the Resort area of Baldwin County (including all of Orange Beach, Fort Morgan, and Gulf Shores south of Canal Rd/180), the average sales price rose 6.5% year-over-year to $809,132, up from $759,693 in July 2024. Properties in this market spent an average of 84 days on the market, a small improvement from 87 days last year. The area also saw a surge in activity, with 184 properties sold (up from 127) and 302 new listings, an increase from 264 in July 2024. Total sales volume in this category climbed to over $148.8 million, a 54% increase from last year’s $96.5 million.
In the Traditional Residential market, the average sales price increased ~3.0% year-over-year, rising to $425,949 from $413,712 in July 2024. However, the total number of properties sold decreased slightly to 449, compared to 483 in the same month last year. Homes in this category spent an average of 73 days on the market, which is 10 days longer than July 2024. New listings increased to 642, up from 595 last year, while the total sales volume reached approximately $181.3 million, down from $199.8 million in July 2024.
