Baldwin County Sees Strong September Sales and Rising Prices in Resort Market 



ROBERTSDALE, Ala. – Baldwin County’s housing market remained active in September, with both traditional and resort areas showing year-over-year increases in sales volume and a continued rise in average sales prices. Baldwin REALTORS® Multiple Listing Service (MLS) reports that the Resort market saw a particularly strong month, nearly doubling total sales compared to last year.

In the Resort area of Baldwin County (which includes all of Orange Beach, Fort Morgan, and properties in Gulf Shores south of Canal Rd/180), the average sales price rose 24.5% from September 2024—moving from $620,529 to $772,475. Properties in this market averaged 115 days on market, up slightly from 109 days last year. The number of new listings increased modestly, from 278 to 287. In total, 163 properties sold in the Resort market for a combined sales volume of $125.9 million, compared to 97 properties and $60.2 million during the same month in 2024. 

Meanwhile, the Traditional Residential market also demonstrated stability, with modest price growth and stronger sales activity. The average sales price increased from $406,547 in September 2024 to $409,082 this year. Homes averaged 64 days on market, an improvement from 70 days the previous year. New listings totaled 595 for the month, with 444 properties sold, resulting in a total sales volume of $180.6 million— up from $165.1 million a year ago.

Across Baldwin County submarkets, the Eastern Shore area led with 210 homes sold at an average price of $460,436, while Central Baldwin followed with 190 homes sold averaging $359,345. Coastal homes averaged $812,883 with 105 properties sold, and Coastal condos averaged $615,492 with 87 sales. In North Baldwin, 26 homes sold for an average of $297,462.
