ROBERTSDALE, Ala. – Baldwin County’s real estate market closed 2025 with increased overall sales activity and higher total sales volume, reflecting continued demand across both resort and traditional residential markets. Year-end data from the Baldwin REALTORS® Multiple Listing Service (MLS) shows gains in total sales and average pricing, alongside longer marketing times in several areas of the county.
Year-End Market Overview
In 2025, Baldwin County recorded 7,772 total residential sales, up from 7,454 sales in 2024. The average sales price increased to $474,214, compared to $425,820 the previous year. Total residential sales volume rose to $3,685,593,506 in 2025, up from $3,375,326,809 in 2024. New listings also increased year over year, with 14,161 new listings added in 2025, compared to 13,180 in 2024.
Resort Market Summary
The Resort market posted notable gains in both sales activity and total volume in 2025. A total of 1,789 resort properties sold, compared to 1,572 in 2024. Total resort sales volume increased to $1,373,964,264, up from $1,191,608,791 the year prior.
Sales activity increased across both coastal condominiums and coastal homes, with higher average sales prices reported in both segments. Days on market increased year over year, reflecting a more balanced pace of activity within the resort market.
Traditional Residential Market Summary
The Traditional Residential market closed 2025 with 4,960 properties sold, an increase from 4,824 sales in 2024. Total traditional residential sales volume reached $2,053,182,422, up from $1,966,439,376 in 2024.
Most traditional areas experienced moderate price appreciation alongside longer days on market, indicating sustained buyer activity amid expanding inventory and longer marketing periods.
